Buying your first home in Charlotte can be exciting, but before you start scrolling listings in South End, touring homes in Ballantyne, or expanding your search into surrounding communities like Matthews, Huntersville, or Fort Mill, there’s one important step I recommend taking first: understanding your financing.

A mortgage pre-approval can give you a clearer picture of what your home search may look like before you get too far into it.

What Does a Mortgage Pre-Approval Tell You?

A pre-approval is about more than simply answering the question, “How much house can I afford?”

As part of the process, we’ll typically look at things like your income, assets, credit, debts, and other financial information. From there, I can help you understand which mortgage options you may qualify for and what price range could make sense for your situation.

For first-time homebuyers in the Charlotte area, I think it’s especially important to look beyond the maximum amount you may qualify to borrow. What you can qualify for and what you’re comfortable spending each month aren’t necessarily the same thing.

One of the biggest misconceptions I hear from homebuyers is that they need a 20% down payment before they can purchase a home.

That isn’t always the case.

Depending on your qualifications, conventional, FHA, VA, and other mortgage programs may offer lower down payment options. Some buyers may also qualify for down payment or closing cost assistance programs.
