How Much Do You Really Need for a Down Payment on a Charlotte Home?

If you’re thinking about buying a home in Charlotte, one of the first questions you may have is: How much money do I actually need to put down?

A lot of buyers assume the answer is 20%. While putting 20% down can make sense in some situations, it’s far from the only option.

I always encourage buyers to look at the bigger financial picture before deciding how much of their savings should go toward a down payment.

Do You Have to Put 20% Down?

No. Depending on the loan program and your qualifications, you may be able to purchase a home with considerably less.

Conventional loans can offer lower down payment options for qualified borrowers. FHA loans may also allow a lower down payment, while eligible VA borrowers may have options that require no down payment.

There may also be down payment assistance programs available to certain North Carolina and South Carolina homebuyers.

The key is understanding what you qualify for rather than assuming you need to hit a certain savings number before you can start looking.

A Bigger Down Payment Isn’t Always the Only Goal

When I talk with buyers, I don’t just look at whether they can put more money down. I also want to understand what doing so means for the rest of their finances.

Buying a home comes with expenses beyond the down payment. You’ll want to account for closing costs and moving expenses, while also considering how much money you’d like to keep available after closing.

For someone buying in Charlotte, Matthews, Huntersville, Concord, or another nearby community, keeping some cash available may be more important than putting every available dollar into the home.

Your Down Payment Can Affect Your Mortgage

The amount you put down can influence several parts of your mortgage, including your loan amount and monthly payment. Depending on the loan, it can also affect mortgage insurance and other financing costs.

That’s why I prefer to compare different scenarios with buyers.

What would the numbers look like with 5% down? What changes if you put 10% down? Would putting more down make a meaningful difference, or would keeping additional money in the bank better fit your goals?

Those are conversations worth having before making a decision.

Find the Number That Works for You

There isn’t one down payment amount that’s right for every Charlotte homebuyer.

Your income, savings, loan program, monthly budget, and longer-term financial plans all matter. Instead of starting with the assumption that you need 20%, start by understanding your options.
