If you’re self-employed and thinking about buying a home in Charlotte, you may have heard that getting a mortgage is more complicated when you work for yourself.

It can require a little more documentation, but being self-employed doesn’t automatically put homeownership out of reach. I’ve spent years working with self-employed borrowers, and one of the most important things I tell them is to start the conversation early.

Why Is Self-Employed Income Different?

For a traditional W-2 employee, documenting income can be relatively straightforward. When you own a business, freelance, work as an independent contractor, or have other self-employed income, there can be more to consider.

Your tax returns, business structure, time in business, income history, and certain business expenses may all factor into how your qualifying income is calculated.

That’s also why the income you feel like you earn and the income that can be used for mortgage qualification aren’t always the same number.

Tax Write-Offs Can Affect the Conversation

Business deductions can be valuable when it comes to reducing taxable income, but they can also affect mortgage qualification.

This sometimes surprises self-employed buyers. You may have a successful business with strong cash flow, but your tax returns could show a different picture after deductions.

That doesn’t necessarily mean you can’t qualify. It means it’s important to review the full picture before deciding what options may be available.

There May Be More Than One Way to Qualify

Traditional conventional, FHA, and VA financing aren’t the only options that may be available to self-employed borrowers.

Depending on your situation, alternative financing programs may allow qualifying income to be evaluated differently. For example, certain programs may use bank statements rather than relying solely on traditional income documentation.

The important part is finding an option that makes sense for your finances, goals, and the property you’re considering.
